North — towers and the Broadwater

Apartments above the water

In the northern suburbs, many homes are high-rise and mid-rise apartments. The floor plans are fixed, the views are the point, and building rules shape what can change.

Surfers Paradise

Towers with glass to the ocean and hinterland. Harsh western light and reflection off the water fade fabrics and wash out pale finishes. The design work is about controlling glare without closing off the view, and making open-plan living rooms feel settled rather than like a hotel. Space planning and furniture packages suit apartments that need a complete fit-out.

Broadbeach

A mix of beachfront apartments and low-set houses on the canals behind. Apartment kitchens and bathrooms often date from the original fit-out and are the first rooms to update. Before the kitchen design is finalised, check what the building committee needs to approve for plumbing, flooring and noise.

Southport

Established houses, some older timber homes, and newer apartments near the Broadwater. With older homes, it usually pays to work with the character already there. Keep the ceilings and timber, then rework the layout and add custom joinery for storage the original plan never had.

South — the beach strip

Beach houses, old and new

Mermaid Beach

Narrow beachside blocks where older cottages sit beside newer contemporary homes. Many new builds here are long and narrow, so the plan has to get light and air into the middle of the house. It is worth bringing in new build interior design before the plans are locked.

Miami

Plenty of established low-set brick and rendered homes, many ready for a renovation. The usual brief is opening closed rooms, replacing tired wet areas and linking the living room to the backyard. See home renovation design.

Burleigh Heads

Hillside homes with views, beach cottages and apartments near the headland. On sloping sites, rooms often sit on split levels, so the materials need to connect the floors. Colour and material selection keeps timber, stone and paint consistent from one level to the next.

Palm Beach

Townhouses, duplexes and rebuilt beach homes on compact lots. The outdoor room tends to work as a second living room. Durable fabrics, sheltered lighting and finishes, and hardware that stands up to salt air matter more here than inland.

Inland — lakes, estates and canals

Family homes with room to plan

Robina

Master-planned estates of family homes, many built as project homes with generous but generic layouts. Good results often come from small moves: zoning a large open-plan area, giving a family room a clear purpose, and adding furniture and styling that suits how the household actually lives.

Hope Island

Larger residences in canal and golf-course communities, often with multiple living zones, several ensuites and a strong link to the water. These homes suit a whole-house approach, where bathrooms, joinery and living spaces are designed as one scheme. Design documentation then gives builders and trades a clear brief. Many estates also have their own guidelines, so check them early.

What the whole coast has in common

Towers, cottages and estate homes differ, but the climate doesn’t. These points come up in almost every Gold Coast interior. The Design Journal guide to Gold Coast homes covers them in more depth.

Humidity and salt air. Close to the beach, choose finishes, hardware and upholstery that handle moisture and corrosion. Refined coastal interiors

Indoor–outdoor flow. Decks and alfresco areas are used most of the year, so plan them with the living room, not after it. Space planning
