Space Planning Gold Coast Homes

Before a colour is chosen or a sofa is ordered, a room has to work. Space planning decides where people walk, where they sit, where things are stored and how the inside opens to the deck, so every later decision has somewhere sensible to land.

Four things a plan settles

A good layout is mostly invisible. You notice it only when a door hits a chair, the pantry is a lap away from the bench or the best view is behind the television.

Furniture layouts

Measured positions for sofas, beds, dining tables and desks, with clearances that suit how the household really uses each room.

Circulation

Clear paths from the front door to the kitchen, bedrooms and outdoors, so traffic doesn’t cut through conversation or cooking zones.

Indoor-outdoor connection

Seating and dining arranged to face the garden or water, with sliding doors left free to open fully in Gold Coast weather.

Storage

Where bags, beach gear, linen and everyday clutter live. Where built-ins are needed, the plan feeds straight into custom joinery design.

Who it suits

Three common starting points for a layout plan.

Planning before renovating

Moving a wall or a kitchen is expensive to get wrong. A layout tested on paper first gives home renovation design a clear brief.

Building from plans

Furnishing a new home on paper shows where power, lighting and windows need to go before construction. See new build interior design.

Living with a layout that fights you

Some homes don’t need building work, just a better arrangement of what’s already there, followed by furniture selection and styling.

How a plan unfolds

Step 1

Walk the house

We go through daily routines room by room: arriving home, cooking, working, hosting and heading out to the deck.

Step 2

Measure and map

Existing rooms or supplied plans are drawn up with doors, windows, openings and fixed services marked.

Step 3

Test layout options

We compare alternative arrangements side by side, weighing flow, light, views and storage so you can choose with the trade-offs in view.

Step 4

Refine and hand on

The chosen plan is refined and carried into selections or design documentation. The full studio approach is on our design process page.

Plan options

Space planning can stand on its own or be one part of a larger scheme.

A single room or zone
Planning for a room that doesn’t work, such as an open living and dining area, a main bedroom or an entry with nowhere to drop things.

Whole-home flow
A connected plan from the front door to the deck, often as the first stage of residential interior design.

Plan to furnish
A layout followed by furniture that fits it, through selection and styling or furniture packages.

Space planning questions

Do I need space planning if I'm not renovating?

Often, yes. Rearranging furniture, rethinking zones and adding storage can change how a home works without any building work.

Can you plan from builder's drawings?

Yes. Planning furniture on the drawings is one of the best ways to check room sizes, window positions and power points before they’re built.

How does the plan connect to other services?

The layout guides joinery, lighting placement, furniture sizes and kitchen or bathroom design, so it usually comes first.

Which areas do you cover?

We work with homes across the Gold Coast, from Broadbeach and Burleigh Heads to Robina and Hope Island. See our service areas.
